🏠 What to Do If Your Rental Needs Repairs
Even well-maintained homes need attention from time to time. If you notice something that’s broken, leaking, or not working properly, follow these steps so we can get it resolved as quickly as possible.
1. Report the Issue Promptly
As soon as you notice a problem, report it right away—small issues can become bigger (and more expensive) if left unchecked.
Include:
- A brief description of the issue
- Where it’s happening (room, unit, etc.)
- Photos or videos, if possible
- When the problem started
You can submit this through your tenant portal, by text/email, or through our maintenance request form (if applicable).
2. Know What’s Considered “Urgent”
If the issue poses an immediate risk to health, safety, or property, it’s considered urgent and should be reported immediately.
Examples include:
- No heat or air conditioning in extreme weather
- Flooding or major leaks
- Electrical hazards (sparks, exposed wires, etc.)
- Sewage backups
- Broken exterior doors or windows that compromise security
For urgent issues after hours, contact the emergency maintenance number listed in your lease or on the building notice.
3. Handle Minor Issues Responsibly
Tenants are usually responsible for small, routine maintenance items like:
- Changing light bulbs
- Resetting tripped breakers or GFCI outlets
- Replacing smoke detector batteries
- Keeping drains free of hair or debris
- Basic cleaning and care
If you’re unsure whether something counts as “tenant responsibility,” just ask before attempting a repair yourself.
4. Cooperate with Scheduling
Once a work order is submitted, you’ll receive a confirmation and a time window for service. Please:
- Ensure the area is accessible for maintenance staff
- Contain pets during visits
- Let us know ASAP if you need to reschedule
5. Follow Up if Needed
If the problem persists after repair or you haven’t heard back within a reasonable time:
- Double-check that your request was received
- Provide updated details or photos
- Contact management for an update
6. Prevent Future Issues
- Report small leaks or drips early
- Avoid flushing non-toilet items (wipes, paper towels, etc.)
- Keep gutters, drains, and appliances clear
- Notify us of any pest activity quickly
7. Respect the Repair Process
Please don’t hire outside vendors or attempt major repairs yourself unless specifically authorized—this can void warranties or cause safety risks. Our licensed vendors ensure repairs meet code and property standards.
